 Below are listed various surveying services provided by B.R. Lymangrover Land Surveying along with a brief description of the goals of each and the process involved in accomplishing the associated tasks.

  On request, Lymangrover Surveying will furnish a free bid price for each requested service based on a defined scope of work.  This bid will be the actual cost of the service, regardless of the actual hours expended during the project. By doing adequate prior field and office investigation of each project, the prospective client is afforded the piece of mind in knowing a definitive cost and does not feel the need to supervise time spent.

 It is our philosophy that this results in client confidence and high customer satisfaction.

LYMANGOVER SURVEYING SERVICES

BOUNDARY SURVEY

  The goal of a boundary survey is to establish the property lines of an existing parcel of land.  This may be a parcel of varying size, from a small city lot to a parcel encompassing many acres.

  The location of the boundaries are determined by the legal description of the parcel which is included in the conveying document such as a deed.  The legal description is evaluated and translated to a specific location on the ground using sound land surveying principles.

 These positions on the ground are established using regulated and established field surveying procedures and then monumented in accordance with Washington State Law.

  The Washington State Survey Recording Act RCW 58.09 then requires that an 18” x 24” mylar drawing be recorded at the  appropriate county courthouse which illustrates the survey and all pertinent details.

CONSTRUCTION STAKING

  This service provides  reference points on the ground to be utilized in constructing many different types of structures, such as buildings, roads and underground utilities. This staking is done based on a set of design plans usually prepared by a licensed engineer who uses a previously prepared topographic map. The amount of staking and the location of said stakes  is dependent on the direction of client, however all staking is double checked and documented and recorded for later reference.

TOPOGRAPHIC MAPPING

  Topographic mapping is the process by which physical features of a particular site are field located and then depicted on a map for the purpose of designing various projects.  The field mapping is usually tied to existing property lines and vertical datum and is done using the latest robotic total stations.    All of the data is collected electronically and transmitted to computers using state of the art survey processing software.  A digital cad drawing is then produced showing all features as requested by the client.

SUBDIVISION AND PLATTING

  The purpose of subdividing or platting a parcel of land is to create two or more legal parcels from a previously existing approved parcel. This is can be accomplished by various procedures such as short platting (usually into four parcels or less), formal platting ( usually more that four resulting parcels)  or large lot segregations ( usually resulting in parcels five acres or greater in  size).

 Each municipality in which a parent parcel is located has developed its own set of ordinances which establish requirements and regulate the subdivision procedures.  These procedures may vary substantially from municipality to municipality.

 On completion of all requirements, survey monuments must be established at the new parcel corners and a final subdivision map prepared and recorded at the appropriate county auditor’s office.

 If appropriate, we will then offer a description of the procedures and requirements needed to accomplish the individual desired results at no cost or obligation.  Cost estimates to accomplish the tasks will also be supplied if requested.
